UAE Golden Visa - Long-Term Residence Visas in the UAE
The UAE Golden Visa empowers foreigners to reside, work, and study in the UAE independently, without the requirement of a national sponsor, and allows for 100% ownership of their business on the UAE mainland. These visas are available for durations of 5 or 10 years, with automatic renewal.
Visa Categories
Investors Category
Property Investor Category
For Dubai:
- For properties with a Title Deed worth a minimum of AED 2 million, or if the property is under mortgage, a No Objection Certificate (NOC) from the bank indicating a paid amount of at least 1 million.
- For off-land properties, the construction completion should be at least 50%, or if installment-based, the value should be 2 million.
- Six-month passport validity.
- Copy of UAE Visa (Entry Permit or Residence).
- Emirates ID (if applicable).
- Recent studio photo.
- National ID for individuals from Iran, Pakistan, Iraq, Libya, and Afghanistan.
Investors who:
- Make public investments of at least AED 2 million (AED 2,000,000) and above.
- Provide a bank or investment fund letter indicating the deposited capital/value of the share in the company is not less than AED 2,000,000.
- Present proof of tax payment of at least AED 250,000 per year for the two years preceding the application, such as:
- Evidence of paying AED 250,000 per year if the investor owns 25% shares in a company with annual taxes amounting to AED 1,000,000.
- Company Tax Return Form demonstrating settled taxes of at least AED 250,000 for the two years before the visa application.
Entrepreneurs Category
Entrepreneurs in this category must have an existing project with a minimum capital of AED 500,000. Alternatively, they can obtain approval from an accredited business incubator in the country. Additionally, the business project must be classified as a Small and Medium Enterprise (SME) achieving an annual revenue of no less than AED 1,000,000.
Specialized Talents and Researchers Category
All categories must hold a valid employment contract in a specialized field deemed a priority in the UAE across various sectors of science and knowledge.
Outstanding Students:
- Public and private secondary school students must achieve a minimum grade of 95 percent.
- University students, both domestic and international, must graduate with a distinguished GPA of at least 3.75.
Skilled Professionals:
- Employment within the UAE is mandatory.
- The role must fall under the classification scheme of the UAE Ministry of Human Resources (MOHRE), categorized as:
- Level 1 Classification: Managers and Business Executives.
- Level 2 Classification: Professionals in Sciences, Engineering, Health, Education, Business and Management, Information Technology, Law, Sociology, and Culture.
- Minimum educational requirement is a bachelor’s degree or its equivalent.
- Minimum monthly salary of AED 30,000 or equivalent.
- Holders of professions requiring a Practicing License in the UAE (e.g., Physicians, Pharmacists, Teachers) must have a valid license.

Retirement Visa Scheme
For a 5-year Retirement Visa, you must meet the following criteria:
- Hold an investment worth AED 1,000,000.
- Own one or more real estate properties in the UAE valued at not less than AED 1,000,000, evaluated by the competent authority in the concerned Emirate. For mortgaged property, a property deed is accepted if the value paid for releasing the mortgage is not less than AED 1,000,000 at the time of application.
- Have a financial deposit of no less than AED 1,000,000 inside or outside the UAE, transferred and deposited in any UAE financial institution within 60 days from the date of residency permit issuance.
- Maintain a fixed annual income of no less than AED 240,000 or its equivalent in foreign currencies, sourced from inside or outside the UAE.
Requirements:
- For Fixed Deposits: Provide a bank statement showing a deposit of at least AED 1,000,000 or its equivalent in foreign currencies, to remain for a period of not less than two years.
- For Real Estate: Submit a real estate unit value certificate and a search certificate proving the property’s value and non-seizure status, both issued by the Department of Municipalities and Transport (DMT) or a competent real estate registration authority in the UAE.
- For Annual Income: Present a bank statement demonstrating an annual income of no less than AED 240,000 or its equivalent in other currencies.
